This home redevelopment project was extra special for the Ketzner Homes team.  Investing in this property meant the chance to not only breathe new life into this formerly dark and gloomy home, but a special opportunity to revamp a home on our own street.  We were financially AND personally invested from the get-go.  She got the royal treatment, inside and out, and is ready to welcome her new family!

I came in like a wrecking ball...

The ugly part always comes first:  DEMOLITION.  We didn’t actually use a wrecking ball. However, we DID remove seven dumpsters worth of garbage!  This gave us a blank canvas to finally start transforming the interior.

This home also had an in-ground pool that spanned the entire backyard, leaving minimal to no space for any backyard recreation.  Removing an in-ground pool (and filling it in with dirt) was a FIRST for Ketzner Homes.

Concrete Jungle

For the exterior of this home, finding a concrete contractor was an important factor.  The removal of an in-ground pool (a FIRST for us) was no small feat.  We also needed to pour a concrete patio underneath the back deck.  Like anything in business and life, sometimes these projects take longer than expected (or agreed to) because of unforeseen circumstances.  A number of factors forced us to find a new concrete contractor on short notice and they finished the job NEXT DAY.  This highlights the importance of finding and establishing strong working relationships with reliable contractors in different areas of home and yard renovation. 

Cody Ketzner: Realtor AND GC?

Yeah, he’s a big deal.     

There were some slowdowns in the process of completing some of the exterior projects: the need for permits, communicating with the city about various project details, and handling a situation where the city and homeowner’s association have differing requirements.  For most people, it becomes a headache they’d rather hand off to someone else.  

Not Cody.  He knew he needed to take the general contractor licensing test. 

In the business of home redevelopment, the benefits of being your own general contractor are endless.  But, real estate clients will find an upside as well.  With extensive experience in acquiring and redeveloping homes, Cody has a keen eye and well-rounded understanding of what a potential homebuyer is looking for.  We believe this makes Ketzner Homes even more trustworthy and reliable.

So, what's new?

A LOT!  Let’s start with the obvious- interior and exterior paint jobs to brighten her up.

This beaut features new LVP (luxury vinyl plank) flooring, a wonderful water resistant and extremely durable floor with the look and feel of real wood.

The kitchen has been updated with granite countertops, a granite composite sink, and brand new stainless steel appliances.  

The basement and upstairs floors both have brand new carpet.  

The master bath has a stunning custom wood vanity, vessel sinks, and a freestanding bath tub.  

The backyard has a brand new covered deck, newly poured patio, and more yard space thanks to the removal of the in-ground pool.  

There are new energy-efficient vinyl windows throughout the home as well as a new furnace and air conditioning unit.  

The updates are numerous, but these are the standouts.

PLOT TWIST
